Lambeth’s latest UK House Price Index reading for April 2026 puts the average home price at £558,911. That is up 0.7% from March, when the average was £555,125.
It is also only 0.2% below April 2025, so the annual picture is close to flat.
Lambeth’s average private rent stood at £2,527 in May 2026, according to the ONS Price Index of Private Rents. That was broadly stable on the month, slipping by 0.07% from £2,529 in April.
It also remained well above the level seen a year earlier, with annual growth of 5.9%.
Lambeth’s labour market profile points to a large and relatively active resident base. The borough’s resident population was 316,920 in 2024, giving a solid context for the local earnings picture.
