Kensington and Chelsea’s latest UK House Price Index reading shows the average home price at £1,250,149 in June 2026. That is still well above the million-pound mark, but it is also down 1.0% on the month and 14.7% lower than a year earlier.
According to the ONS Price Index of Private Rents, the average rent in Kensington and Chelsea stood at £3,629 in July 2026. That was up from £3,596 in June, a month-on-month rise of 0.9%.
Over the year, average rent was also slightly higher, with annual growth of 0.8%.
Kensington and Chelsea has a resident population of 145,734, so its labour market figures sit within a relatively compact but high-income local base.
