Hart’s average house price stood at £473,396 in April 2026, according to the UK House Price Index. That was down 1.3% on March, when the average was £479,686.
The monthly fall was slightly steeper than the 1.2% drop recorded in the previous month, so prices have continued to ease into spring.
Hart’s private rented sector continued to edge up in May 2026. The ONS Price Index of Private Rents shows the average rent at £1,418.
That is up from £1,414 in April. The monthly rise was 0.3%, so growth remained positive, but it was a little slower than the previous month.
