Harlow rents sit above the East of England average

In September 2026, the average rent in Harlow was £1,531, which was 18.0% higher than the East of England average of £1,298. Harlow’s annual rent increase was 4.4%, and its annual rate was 0.6 percentage points higher than the regional rate. These ONS private-rent statistics include new and existing tenancies, so they give area-level context rather than advertised rents or direct comparables for an individual home.

Harlow’s average rent was also £10 higher than in August 2026, and £64 higher than in September 2025. The month-on-month rise was 0.7%, while the annual rate moved 0.4 percentage points higher than in the previous calendar month.

Bedroom rents range from one bed to four or more bed homes

In September 2026, average rents ranged from £1,028 for one bed to £2,213 for four or more bed homes. The two-bed average was £1,335 and the three-bed average was £1,585. Annual rates ranged from 3.7% for four or more bed homes to 4.7% for three bed homes, with one bed at 4.4% and two bed at 4.5%. These are averages across different homes, not the rent change from adding a bedroom.

The step from three bed to four or more bed homes was £628, or 39.6%, which is also £7,536 over twelve months. That is a size comparison only, not a like-for-like benchmark for any one property.

Property types show a narrower spread than the bedroom figures

In September 2026, average rents were £1,133 for Flat Maisonette, £1,519 for Terraced, £1,696 for Semi-detached and £2,196 for Detached. The annual rates ranged from 4.0% for Detached to 4.7% for Terraced, with Flat Maisonette at 4.1% and Semi-detached at 4.5%. The spread between Terraced and Detached annual rates was 0.7 percentage points.

For a property benchmark, the useful read is whether the home is being compared with the right size and type, while keeping the September 2026 average and growth figures in their ONS context rather than treating them as individual asking rents.
