Hackney market commentary
What the latest official data may mean for buyers, renters and investors.
Hackney’s average house price stood at £612,501 in April 2026, according to the UK House Price Index. That is slightly below March’s £613,449, so prices fell by 0.2% month on month.
It is a small move, but it shows the market softened after a stronger rise in the previous month.
Hackney’s average private rent reached £2,622 in May 2026, according to the ONS Price Index of Private Rents. That is one of the clearest signs of how expensive the borough remains, even though the pace of growth has eased a little.
Rents rose by 0.26% month on month in May.
Hackney has a large resident workforce base. The latest official estimate puts the resident population at 266,758 in 2024.
That scale matters when reading the labour figures, because it suggests a substantial local pool of workers and households rather than a small, thin market. On pay, Hackney sits well above the Great Britain average.
