Gloucester market commentary
What the latest official data may mean for buyers, renters and investors.
Gloucester’s average house price reached £239,323 in April 2026, according to the UK House Price Index. That was up 0.9% on March, when the average price was £237,078.
It also put values 4.1% higher than a year earlier. The monthly rise suggests the market regained momentum after a small dip in March.
Gloucester’s average private rent stood at £1,105 in May 2026, according to the ONS Price Index of Private Rents. That was slightly lower than April’s £1,110, so rents fell by 0.4% month on month.
Even with that small dip, the market remains well ahead of last year. The annual picture is still firm.
Gloucester’s latest ONS and Nomis labour-market profile shows a strong local employment picture, alongside pay that is below the Great Britain average. The city had a resident population of 138,598 in 2024, which gives useful context for the scale of the local workforce and the housing market it supports.
