What the latest official data may mean for buyers, renters and investors.
Fylde’s latest UK House Price Index reading puts the average home at £221,288 in April 2026. That is lower than March’s £224,751, so prices fell by 1.5% month on month.
It still leaves the market slightly above the level seen a year earlier, with annual growth of 0.8%. The year-on-year picture has been fairly uneven.
Fylde’s average private rent reached £858 in May 2026, according to the ONS Price Index of Private Rents. That was up from £853 in April, so rents rose by £5 over the month.
The monthly change was 0.55%, which shows the market is still moving higher, but at a fairly measured pace.
