Epping Forest’s average house price stood at £523,651 in April 2026, according to the UK House Price Index. That is up 0.9% on March, when the average was £518,739.
It is also 1.9% higher than in April 2025, when prices were £514,041.
Private rents in Epping Forest stood at an average of £1,842 in May 2026, according to the ONS Price Index of Private Rents. That was up from £1,835 in April, a monthly rise of 0.4%.
The annual increase was 6.2%, so rents are still rising, but at a slower pace than a year ago.
