What the latest official data may mean for buyers, renters and investors.
Epping Forest’s average house price stood at £536,765 in June 2026, according to the UK House Price Index. That is a small fall of 0.6% from May, when the average was £540,087.
Even so, prices remain well above where they were a year ago, with annual growth of 4.9%.
Epping Forest’s average private rent was £1,843 in July 2026, according to the ONS Price Index of Private Rents. That was unchanged from June, with the month-on-month movement effectively flat at -0.0%.
The annual picture is still firm, however, with rents up 5.7% on July 2025.
Epping Forest’s labour market sits above the Great Britain average on most of the available measures. The latest ONS/Nomis profile, using the Annual Population Survey, shows a resident population of 138,394 in 2025.
That gives useful context for a comparatively large local workforce and household base. Resident pay is relatively strong.
