What the latest official data may mean for buyers, renters and investors.
East Hampshire’s mix-adjusted UK House Price Index puts the average home at £432,571 in April 2026. That is down 0.8% on March, when the average was £436,083.
It is also 1.2% lower than a year earlier, pointing to a softer market than this time last year.
East Hampshire’s average private rent stood at £1,260 in May 2026, according to the ONS Price Index of Private Rents. That was up £3 from April’s £1,257.
The monthly rise was 0.24%, so rents are still moving higher, but only gently. The annual picture shows a similar cooling trend.
East Hampshire has a relatively strong labour-market profile in the latest ONS and Nomis data. The resident population was 129,975 in 2024, giving useful context for a local market that is sizeable, but still much smaller than Great Britain as a whole.
Resident median weekly pay stood at £901.40 in ASHE 2025.
