Doncaster Waterfront East
A 22-acre brownfield site that has undergone extensive remediation to prepare for future development. The site, now transformed into a temporary green space, is being positioned to attract investment for a new mixed-use neighbourhood. Previous proposals have included residential units, a hotel, and creative/digital studio space, with the council currently seeking a development partner to finalize the site's long-term use.

Gateway One Digital Tech Hub
A £32 million flagship digital and technology hub located adjacent to Doncaster Railway Station. The five-storey, 52,000 sq ft Grade A office development is designed to be net-zero carbon in operation and serves as a catalyst for the city's ambition to become a national hub for AI and technology businesses. The project has reached its topping-out milestone and is scheduled for completion in early 2027.

Waterdale and Colonnades Regeneration
A major £200 million regeneration scheme targeting the underperforming Waterdale and Colonnades sites. The project aims to link the Civic and Cultural Quarter with the City Gateway through a mix of new residential and commercial construction, refurbishment, and improved public realm. The council has partnered with social impact developer Capital&Centric to deliver the scheme, with a staged gateway process beginning in July 2026.
