Funded by the UK government and the South Yorkshire Mayoral Combined Authority, the former gasworks site has been transformed into a temporary public green space. The City of Doncaster Council is now actively engaging with the market to secure a development partner to deliver a long-term, mixed-use neighbourhood, with the procurement process currently in its active phase.

Waterdale and Colonnades Regeneration

The Waterdale and Colonnades regeneration is a £200 million project led by the City of Doncaster Council in partnership with social impact developer Capital&Centric. The scheme aims to transform underperforming city centre sites, including the former Queensgate area and the Colonnades shopping precinct, into a vibrant mixed-use district. Following the formal appointment of Capital&Centric in June 2026, the project is in its initial design and pre-planning phase, with the council finalising land acquisitions and due diligence to facilitate the redevelopment.

Gateway One Digital Tech Hub

Gateway One is a £32 million flagship digital and technology hub situated adjacent to Doncaster Railway Station. The five-storey, 52,000 sq ft Grade A office development is designed to be net-zero carbon in operation and serves as a central component of the city's strategy to establish a nationally significant digital and AI cluster. Following a successful topping-out ceremony in March 2026, the project remains on track for completion in early 2027.
