What the latest official data may mean for buyers, renters and investors.
Cumberland’s average house price stood at £172,036 in June 2026, according to the UK House Price Index. That leaves values fractionally lower than May, when the average was £172,251.
The monthly change was -0.1%, so the market eased slightly rather than moving sharply in either direction. The annual picture is much stronger.
Cumberland’s average private rent stood at £675 in July 2026, according to the ONS Price Index of Private Rents. That was up £5 from June’s £670.
It was also £44 higher than a year earlier, when the average was £631. The monthly increase was 0.8%, which is a little stronger than June’s 0.6%.
Cumberland’s latest ONS and Nomis labour-market profile shows a resident population of 282,343. That gives useful context for the area’s housing market, because pay and work patterns need to be viewed alongside the size of the local population and the number of people participating in the labour market.
