What the latest official data may mean for buyers, renters and investors.
Cornwall’s average house price stood at £277,801 in June 2026, according to the UK House Price Index. That is slightly lower than May, when the average was £278,945.
The monthly move was -0.4%, after a -0.3% fall the month before. So prices edged down again, but only modestly.
Cornwall’s average private rent stood at £1,004 in July 2026, according to the ONS Price Index of Private Rents. That was down slightly from £1,005 in June, a monthly fall of 0.1%.
The move is small, but it shows rents easing after a period of firmer growth earlier in the year.
Cornwall’s latest ONS/Nomis labour-market picture shows a large resident base of 584,782 people in 2025. That scale matters for local housing demand, but affordability is shaped just as much by pay levels, job mix and the balance between people in work and those out of work or not seeking work.
