What the latest official data may mean for buyers, renters and investors.
Bury’s latest UK House Price Index data shows an average house price of £233,630 in April 2026. That is down 1.3% from March, when the average was £236,678.
The monthly fall follows a weaker March as well, so the market has lost some momentum in the spring.
Bury’s average private rent reached £967 in May 2026, according to the ONS Price Index of Private Rents. That was up from £966 in April, so the monthly move was modest at 0.12%.
The market is still edging higher, but the pace is measured rather than sharp. The year-on-year picture is clearer.
Bury’s resident labour market gives a useful affordability backdrop. The city had a resident population of 198,921 in 2024, so these figures sit within a fairly substantial local workforce and consumer base.
According to the ONS Annual Population Survey profile shown by Nomis, Bury’s employment rate was 69.2% in 2025.
