What the latest official data may mean for buyers, renters and investors.
According to the latest UK House Price Index for Braintree, the average home price in April 2026 was £316,637. That is slightly lower than in March, when the average stood at £320,101.
Month on month, prices fell by 1.1%. Over the year, values were down by 1.4% compared with April 2025.
Braintree’s average private rent stood at £1,232 in May 2026, according to the ONS Price Index of Private Rents. That was up £2 from April’s £1,230.
The monthly rise was modest, at 0.18%, which suggests rents are still edging higher rather than jumping sharply. The annual picture is stronger.
Braintree’s resident labour market looks firmer than the Great Britain average in the latest ONS and Nomis data. The city had a resident population of 164,304 in 2024, giving some useful context for the scale of the local workforce and earnings base.
Median resident pay is also above the national benchmark.
