What the latest official data may mean for buyers, renters and investors.
Babergh’s average house price stood at £328,612 in June 2026, according to the UK House Price Index. That was up 1.0% on May, when the average was £325,279.
It was also 1.9% higher than a year earlier, showing that values are still edging upwards overall.
Babergh’s average private rent stood at £968 in July 2026, according to the ONS Price Index of Private Rents. That was down slightly from £970 in June, a monthly fall of 0.2%.
The move is small, but it does mark a second consecutive monthly dip after rents eased in June as well.
Babergh had a resident population of 97,833 in 2025, according to the ONS and Nomis labour market profile. That gives useful context for the local earnings picture.
It is a relatively modest population base, so averages can move a little more from year to year than in a larger urban area.
