What the latest rent data means for renters and landlords

Data monthSeptember 2026

Eastleigh’s average rent remains below the South East

ONS private rent statistics put Eastleigh’s average rent at £1,219 in September 2026. That was 15.2% lower than the South East England average of £1,438. These are statistical averages for the area, not advertised rents or individual comparable listings.

Annual rent growth was a touch faster than the regional rate

Eastleigh’s annual rent change in September 2026 was 3.7%, while the South East England comparison leaves the local annual rate 0.2 percentage points higher. The monthly movement was 0.3% on the previous month, or £5 above £1,214 in August 2026. This compares change over time; it does not by itself show that the rent gap widened or narrowed.

Size and property type benchmarks point to very different rent levels

For bedroom size, one bed averaged £864, two bed averaged £1,115, three bed averaged £1,368, and four or more bed averaged £1,876 in September 2026. The three bed annual rate was 4.1%, versus 3.2% for four or more bed. The step from three bed to four or more bed was £508 a month, or 37.1% and £6,096 over twelve months.

For property types, Flat Maisonette averaged £1,023, Terraced averaged £1,218, Semi-detached averaged £1,341, and Detached averaged £1,644. The fastest annual growth among these published type averages was 4.2%, with 3.2% for Flat Maisonette and 4.1% for Terraced. These group averages are useful for benchmarking a property’s likely size or type, but they are not live listings.
