What the latest rent data means for renters and landlords

Data monthSeptember 2026

Below the South East average, with faster annual growth

In September 2026, Dover’s average rent was £1,037, compared with £1,438 across the South East. Dover’s average was 27.9% lower than the regional benchmark, while its annual rate of rent change was 6.7 percentage points higher than the South East rate. These ONS Private Rental Prices (PIPR) averages cover new and existing tenancies; they are statistical context, not advertised rents or comparable listings for a particular property.

Bedroom averages offer a useful size-based reference

For September 2026, the average was £739 for a one bed, £966 for a two bed, £1,184 for a three bed and £1,686 for a four or more bed. The four-or-more-bed average was £502 above the three-bed average. Annual rent growth ranged from 9.5% for four-or-more-bed properties to 10.3% for three-bed properties. These category averages can help frame a rent comparison, but do not establish the rent for an individual home.

Property-type averages vary

In September 2026, average rents ranged from £849 for a Flat Maisonette to £1,405 for a Detached. The other published averages were £1,048 for a Terraced and £1,162 for a Semi-detached. Annual growth was highest among these categories for Semi-detached at 10.4%, and lowest for Detached at 9.9%. Treat these as broad statistical context rather than like-for-like listings; the category alone does not describe a property’s condition or specific features.

Bellsoph rental valuations are automated estimates based on advertised rental evidence and official statistics. They are not a formal or RICS valuation or financial advice, and achieved rents depend on condition, presentation, timing and demand.
