St Mary's Parsonage Public Realm and Movement Strategy
Manchester City Council is actively advancing a coordinated public realm and movement strategy for the St Mary's Parsonage neighbourhood to unify a significant pipeline of major developments. This initiative seeks to enhance connectivity and activate public spaces between key projects, including the Kendals District and the Albert Bridge House redevelopment, which collectively aim to deliver over 1.2 million sq ft of commercial space and hundreds of new homes.

Wythenshawe Civic Regeneration
Wythenshawe Civic Regeneration is a long-term, 500 million pound town-centre transformation programme led by Manchester City Council and Muse. The project is revitalising the 1970s-era shopping centre into a modern, mixed-use district featuring a new Culture Hub, food hall, public square, and up to 2,000 new homes over a 10 to 15 year period.

Holt Town Eco-Neighbourhood
Holt Town is a major regeneration project transforming 74 acres of brownfield land into a sustainable, mixed-use woodland neighbourhood. Located between Ancoats, New Islington, and the Etihad Campus, the project aims to deliver approximately 4,500 new homes, 15 acres of green space, and 30,000 square feet of commercial floor space. Following the adoption of the Neighbourhood Development Framework (NDF) in early 2025, the site is now a key growth location within the emerging Manchester Local Plan, which is currently undergoing its formal statutory consultation phase in August 2026.

Newton Heath District Centre Regeneration
The Newton Heath District Centre regeneration is a long-term, council-led programme focused on revitalising the high street and surrounding areas. Following extensive community consultation, the Manchester City Council Executive formally endorsed the Newton Heath District Centre Neighbourhood Development Framework (NDF) in March 2026. The framework serves as a strategic guide for future investment, prioritising the delivery of social and affordable housing, improved community and health facilities, a new public square, and enhanced connectivity, supported by government funding.

Water Street Strategic Regeneration
Manchester City Council has formally adopted the updated Strategic Regeneration Framework (SRF) for the Water Street area following strong public support. This refreshed blueprint transitions the site toward a high-density, landscape-led residential neighbourhood, featuring a significant new city centre park along the River Medlock. The framework aims to transform this underused industrial land into a well-connected district that integrates with the neighbouring St John's and Castlefield areas, with a clear commitment to delivering affordable housing tenures and active ground-floor amenities.

Moston Lane District Centre Regeneration
The Moston Lane regeneration project is progressing through its design and pre-development phase, following the appointment of a development partnership between Aviva and Place Capital Group in March 2026. Supported by Homes England and the National Housing Bank, this 41 million pound mixed-use scheme aims to deliver approximately 150 new homes, a new public square, commercial space, and a potential GP health centre. Enabling works, including the approved relocation of the Moston Superstore to facilitate the new public square, are moving forward as part of a wider 90 million pound investment pipeline for the Moston ward.

Postal Street Residential Development
The Postal Street residential development in Manchester's Northern Quarter is a key project for This City, the council's housing delivery vehicle. The scheme, which proposes 126 low-carbon apartments, is currently under consideration by the local planning authority (application 142529/VO/2025) following the site's demolition in 2024. The project is part of a strategic collaboration between Manchester City Council and the Greater Manchester Pension Fund to deliver approximately 1,600 new homes across the city over the coming decade.

Chorlton Cross Shopping Centre Regeneration
The One Chorlton regeneration project, led by PJ Livesey in partnership with the Greater Manchester Pension Fund, is currently in its active demolition phase. Following planning approval granted in late 2025, the site is being cleared to make way for a mixed-use neighbourhood comprising 262 apartments, 53 affordable homes (including 49 for social rent), 3,500 square metres of public open space, and flexible commercial units, including a Makers Yard for start-ups.
