Pilgrim Street Regeneration
The Pilgrim Street regeneration is a major 7.9-hectare city centre transformation nearing its final stages. The project has successfully delivered the landmark Pilgrim's Quarter, which serves as a new regional hub for HMRC, and the Bank House office development. The final phase, Pilgrim Place, comprises two new office buildings, with 1 Pilgrim Place pre-let to the Department for Work and Pensions and 2 Pilgrim Place currently available to the market. Completion of the entire scheme is expected in April 2027.

Blue Green Newcastle
Blue Green Newcastle is a long-term, multi-phase infrastructure programme designed to mitigate flood risks and enhance urban resilience by integrating sustainable drainage systems (SuDS) with green spaces. The project follows the historic paths of the city's buried rivers and has successfully completed its pilot phase at the Town Moor. It is currently progressing through Phase 1 (Pandon Burn), which focuses on the Hunters Moor and Castle Leazes areas, with works scheduled to continue through 2029.

Newcastle Helix
Newcastle Helix is a 24-acre mixed-use innovation district in Newcastle city centre, developed through a partnership between Newcastle City Council, Newcastle University, and Legal & General. The site, a former industrial brownfield, has established a core of commercial, research, and educational facilities. Current development phases are focused on expanding the residential offering, with plans for hundreds of low-carbon homes and a hotel, alongside the ongoing integration of the district heat network to support local educational institutions.

Walker Regeneration Programme
The Walker Regeneration Programme is a long-term initiative by Newcastle City Council to revitalise the Walker ward, supported by the North East Combined Authority and the national Pride in Place Programme. Following the demolition of the Hexham House tower block and ongoing clearance of the Pottery Bank estate, the council has prioritised the area for new housing development, with approximately 451 homes earmarked for sites including Walker Road, Pottery Bank, and Church Walk. The programme aims to replace outdated social housing with modern, energy-efficient homes while enhancing community assets and green spaces, with recent funding confirmation providing up to £20 million over the next decade to support community-led renewal.

Forth Yards (including Quayside West)
Forth Yards is a 52-acre brownfield regeneration project situated between Newcastle Central Station and the River Tyne. The site is undergoing a major transformation, supported by £121.8 million in government funding allocated for essential remediation, groundworks, and infrastructure to address long-standing development barriers. Led by a public sector partnership including Homes England, Newcastle City Council, the North East Combined Authority, and Network Rail, the project aims to deliver up to 2,500 new homes and significant commercial space. A procurement process to appoint a long-term private sector development partner is currently underway, with a contract award anticipated in October 2026.
